Property Level Analysis including the complete review and modeling of In- Place Rent Roll, Operating Expenses and Real Estate Taxes and Capital Expenses to provide the Client with an accurate current Net Operating Income and Cash Flow before Debt Service. Existing Mortgage Debt would be analyzed and incorporated into the Net Cash Flow Statement. Market Leasing Assumptions are established based on current conditions and are incorporated into the Projection Model to provide a Cash Flow Projection to be used for acquistion and disposition decisions, major leasing transactions, base building capital project planning and potential refinancing and capital stack restructuring.

P&L BOOK/GAAP ACCOUNTING

Evaluate Existing Lease Transaction Book Rent and associated Run Rate. Review Capital Amortization of Tenant Improvements and validate the Unamortized Leasehold Improvements. Analyze the Leasing Proposal from both a Cash Basis and a Book Basis to determine the optimum Lease Structure that satisfies the Client's Financial Objectives.
